Ylva sells an office building in Helsinki to Niam

The joint venture between Ylva and pension insurance company Varma has agreed on the sale to Niam of the office building located on the Lyyra block in Hakaniemi, Helsinki.
In the Lyyra project, an entirely new hybrid block is being built in Hakaniemi that will include a hotel, offices, restaurants and residential units. The block consists of two buildings located on opposite sides of Siltasaarenkatu. The office building being sold to Niam was completed in February 2023 and has an almost full occupancy rate.
“Our goal in the Lyyra project has been to build a maximally sustainable science and commerce block that will serve the people of Helsinki for at least the next 150 years. The principal objectives were to do with creating a concept in line with the competition entry and piloting more sustainable construction methods, and those objectives have now been fulfilled. It has been great to see our choices also resonate on the market. Despite a challenging marketing situation, there has been no shortage of interest in the building,” says Ylva’s Real Estate Director Ville Vaarala.
“The Lyyra office building offers great premises to tenants and, thanks to its good quality, fits our high sustainability goals very well. We are happy to join the Lyyra quarter, which will be a wonderful addition to the developing Hakaniemi area”, says Antti Muilu, country manager for Niam Finland.
During the construction phase, Lyyra has functioned as a test platform for sustainable construction methods and has been used to explore solutions aimed at increasing inclusivity, reducing carbon emissions, and utilising the circular economy. In its operational phase, Lyyra is entirely carbon neutral.
A LEED Platinum certification – the highest level of certification available in the internationally recognised system – will be sought for Lyyra. WELL certification will also be sought for the office building to testify to its excellent health and wellbeing features.
